The Town Plan and Zoning Commission (TPZ) reviews and approves all subdivision / resubdivision and special permit proposals. Special permit proposals include Section 12 Special Permit with Design Review (typically commercial, retail, industrial and municipal projects); Section 6.8 rear lot (residential) special permits; Section 6.2 excavation special permits; Section 4.11 flood zone special permits; Section 6.11 accessory apartment special permits; and other special permit applications. The TPZ also is advisory to the Town Council on matters such as: applications for zone change and applications for PADs [Planned Area Developments - residential (e.g., condominium complexes) and commercial (e.g., Somerset Square)] - see Section 4.12 of the Building Zone Regulations. The Commission will also provide recommendations regarding use variances to the Zoning Board of Appeals. Meetings are held once or twice a month on Tuesday evenings in Council Chambers. To begin the application process, a documentation form and accompanying information must be submitted.
